Owner FAQs
How do we promote your property?
Your Property will be listed on our website as well as the top-rated global vacation rental websites (VRBO, FlipKey, Trip Advisor, and Home Away, Airbnb, Booking.com, just to name a few). Our advertising reaches millions of online consumers searching for vacation rentals. This translates into a high occupancy and increased revenue for you.
How do we find guests?
Most of our marketing is done online through vacation rental websites. We have an extensive lead management system, which enables us to follow up with and communicate with previous guests and potential guests through email marketing campaigns.
How are rates established?
We research the comparable properties to get a base price then we evaluate the condition of the property, location and amenities.
What makes KVR better than the other marketing companies I’ve talked to?
Our primary focus is outstanding service to all of our property owners and vacation rental guests. Our product can be defined as the entire vacation rental process, from the time a guest gets to our website until they get home again. Our definition of service is being available to guests here and now.
Beyond exceptional service, we know owners expect several things from their marketing company: a high percentage of occupancy at an optimum nightly rate, and ongoing communication. We work for a high percentage of occupancy by executing innovative, aggressive and comprehensive marketing and guest communication campaigns. The condition of a property is the number one reason for guests complaints. Through personal, detailed attention and communicating to owners a need for repairs, inventory, and housekeeping concerns, KVR is providing needed information to owners real time.
Is Kona Vacation Rentals insured?
Yes, we are insured with general liability and E&O insurance.
What precautions are taken to ensure your property is not damaged?
Before a guest arrives and after the cleaning crew has finished cleaning, a visual review is done. This allows us to ensure the property is ready for the next guest. In addition, all guests are required, as part of their reservation, to purchase damage protection/security deposit.
Is travel insurance offered to guests?
Yes. Guests have the opportunity to purchase optional travel insurance through RentalGuardian which would cover them in case they have a medical emergency or weather delay and cannot travel.
What does it cost to list your property with our company?
After a free, initial evaluation of your property KVR will make recommendations to present your property in the most “rent ready” way. KVR will then develop a marketing plan to provide the highest exposure to your property to meet your goals. Cost is variable based on the agreed upon marketing plan. Each marketing plan is tailored to the owner goals and the property condition.
What are KVR fees and contract terms?
Kona Vacation Rentals fees are competitive within the industry. Since fees are based on the type of services utilized to optimize your property online presence and marketing, please contact us for additional information.
How many nights can you expect?
The amount of nights you can expect is dependent on several factors including, economy, sleeping capacity, location, owner use, rates, season, decor, and amenities.
What about cleaning services and linens?
Guests pay the departure cleaning fee. As an owner if you or your own personal guests stay at your property, you will be responsible for securing appropriate departure cleaning. If a pre-arrival clean is required it will be charged to your account.
How do you receive your rental proceeds?
Each month we provide a detailed monthly owner statement (income, taxes, expenses and net revenue) and direct deposit of your rental revenue.
Will you have access to confirmed reservations?
Yes. We believe in transparency so you will be privy to the reservations. You will get your owner access code for our owner portal. You will have access to reservations, monthly statements, and input for changes in marketing.
